Three Kings, Auckland · Land development

One older house on one title became eleven new dwellings on eleven freehold titles, with the access lot and the shared open space held between the eleven owners.

We were the surveyors for all of it. The control, the boundaries and the levels stayed consistent from the first survey to the last certificate, because the same people set them and signed them off.

Property survey
With the railway built, the land it sits in has to be defined properly: the strata the tunnels pass through beneath private property, the protection areas around them, and the road and easement changes the stations brought with them.
Michael leads property survey delivery for City Rail Link Ltd. The work runs zone by zone along the route: surveying the land requirements, preparing the plans behind road stopping and easement applications, and working them through with Auckland Transport, KiwiRail and the utility owners.
It is cadastral surveying at its most exacting. Three-dimensional boundaries under a working city, where every line has to agree with both the as-built tunnel and the title system. Five years earlier Michael ran the construction survey team on the same railway.

Real-time monitoring
Live motorway, staged construction, and a programme that does not wait. We provide survey support and drone capture on the works for the main contractor.
Alongside it we run a real-time deflection monitoring system on a retaining wall: an automated total station observing prisms continuously, trigger levels agreed with the project team, and alerts that go straight to their phones.

Laser scanning
High-specification laser scanners set up on the structure as it rose, capturing the as-built tower for 3D modelling. At that height the real constraints are access, wind, and a working site above and below you.
We worked as part of the survey team for the main contractor, bringing the scanning and modelling capability the scope called for.
Stratford Solar Farm

A solar farm, a battery storage site, and the transmission line that connects them to the grid. We are surveying the corridor for the engineers: road intersections captured above and below ground, and the existing poles and pylons around the substation modelled in 3D.
Taranaki is a long way from Takapuna. We go where the work is.
HP SitePrint, first NZ deployment

A non-square building on a polished concrete slab, where a wrongly placed mark could not be removed. The robot marked the entire layout, and we beat the rain.

The experience behind the practice

Michael Cutfield's work before GeoSurvey went full time in 2023. These were delivered in his roles with the organisations named, not by GeoSurvey.

The largest contract on the City Rail Link: stations and twin tunnels under the middle of Auckland. Michael ran a team of twenty surveyors on it. Precision in the confined corridors of the CBD, and guiding the tunnel boring machine beneath them.

An 18 km motorway delivered as a public private partnership: seven million cubic metres of cut, five and a half million of fill, and two structural steel viaducts. The survey problem was keeping machine guidance right across the fleet, and tracking volumes with drones.

A $1.4 billion motorway tunnel, at the time the biggest roading project in the country. Michael managed up to thirteen surveyors on the surface works around Alice, the tunnel boring machine: real-time monitoring, laser scanning, aerial survey, and the setout and as-builts of the major structures.

Setout, as-builts and monitoring of the southern approach structures, and the Jacobs Ladder footbridge at the north portal.

Before that: the East London Line and survey work across the City of London, the Tauranga Harbour Link, and the Christchurch infrastructure rebuild. Then two years as General Manager of Survey Worx, New Zealand's largest employer of surveyors, before going full time with GeoSurvey in 2023.
