What is the difference between a siting certificate and a setout certificate?
Setout certification relates to establishing the building position early, before or during construction. A siting (location) certificate confirms the building has ended up in the correct location once the footprint is built or at completion.
When do you need a HIRB or roof truss certificate?
Typically during framing or before roof sign-off, where district plan height controls apply. We check heights and roof form against the approved plans and boundary-related controls and provide a clear statement for project records.
What information do you need from the builder or designer?
The latest approved or stamped plans and any revisions, the intended datum and levels, and any consent conditions calling for certification. If the site has existing control we will tie in; if not, we will establish what is needed.
Can you do this urgently to avoid holding up inspections?
Often yes. Timing depends on access and having the correct documents. If you are up against an inspection or CCC deadline, send the plans through and we will advise the fastest path.
